Your listing in the MLS ensures that your home is part of every Santa Fe-area Realtor's® inventory, used when searching for homes to show his or her clients.

Statistics from the National Association of Realtors® show that more than 90% of homes sold are sold through the MLS. As part of the MLS Internet Data Exchange (IDX), your home will be listed in the “search” feature of nearly every local real estate agency website.

For a flat fee of $995, we will place your property in the Santa Fe Association of Realtors® Multiple Listing Service (MLS) for one year. If your buyer is procured by an agent/broker (see “definitions” below), you pay a Commission to that agent’s Brokerage. The commission is determined by you – typically 3% on homes and 5% on land, 
although commissions are always negotiable and are not set by law. 
If you sell the home yourself without a Realtor®, you pay no commission. You set the price.


$995 Flat Fee Limited-Service MLS Listing Includes:

Listing in the Santa Fe Association of Realtors® MLS for 12 months, with description and up to 10 photos. (We reserve the right to edit copy)
• Use of a Go Realty yard sign; calls from the sign will be directed to you.
• Use of a Supra Electronic Lockbox (See Definitions)
• New Mexico Property Disclosure Form, added to the MLS under “Associated Documents”.
• Lead Paint Disclosure (required by Federal law if home was built prior to 1978)
• We will take digital photos, or use ones you provide.
• Reasonable changes to your MLS listing during contract period.
• An MLS form you fill out detailing your property.
• A clear Limited-Service Listing Agreement.

(Properties more than 15 miles from Santa Fe Plaza will incur a $50 travel charge)

DEFINITIONS:
 
Multiple Listing Service (MLS) -- The database of real estate for sale listed by Realtors and maintained by a local association of Realtors. The MLS consists of property information submitted by member brokerages, andserves as the "inventory" for all member Realtors. Membership and access is exclusive to licensed Realtors, although MLS -- through its Internet Data Exchange (IDX) -- may be posted on broker and association websites. 
 
Procuring Cause -- The Agent, Broker or Licensee who can prove that they actually caused the sale to happen. Typically this is the person who brings the buyer for their first visit (or has a written Buyer’s Agency or Transaction Brokerage with that person) and submits the purchase agreement.
 
Limited Service Listing Agreement – Broker’s service and liability is strictly limited to items outlined above in “Listing Package Includes”. Go Realty advises Seller to obtain expert assistance regarding legal, tax and accounting matters and all matters related to the property for sale. Go Realty shall have no liability except in regard to fulfilling, upon payment in full, tasks specifically agreed upon in writing.
 
Seller Responsibilities – Seller assumes all responsibility for: pricing; providing accurate information to
Go Realty; providing copy for MLS; marketing in any and all ways other than specifically provided by Go Realty; fielding all phone calls from agents and buyers; setting appointments; showing property; holding Open House; following-up for feedback; accepting offers from buyer’s agents or writing purchase agreements; ensuring buyer is financially qualified; negotiating price, terms and conditions; countering offers; choosing a title company and depositing earnest money; making property available for inspections, appraisals, contractor estimates; writing any Addendums, Amendments, Terminations, etc. as may be required by the transaction; and all details involved in the legal sale and transfer of real property in the state of New Mexico. Seller will indemnify and hold harmless Go Realty for any and all errors, omissions or legal actions that may result from entering into a Limited ServiceListing. Seller agrees to notify Go Realty should there be a change in circumstances which affect the listing, and within 24 hours of closing so sale can be noted in MLS, as per law. The Limited-Listing Agreement will be signed by Seller & Brokerage.
 
Supra Electronic Lockbox used by all SFAR members: This secure electronic box is the preferred method of entry by Realtors. We will attach it to your doorknob, hose bib or security gate with your house key inside. This automated electronic box provides easy access for participating Realtors. Installation of the lockbox will make it easier for Realtors to show your home.

Final Word/More Service -- Some sellers conclude that the sales process is more complicated than anticipated. Should you find yourself in this situation, please let us know.
